Who we are
Saratoga Express Plumbing serves homes and businesses in Saratoga and the nearby towns of Los Gatos, Monte Sereno and Campbell. We work from 12850 Saratoga-Sunnyvale Road in Saratoga, 95070. The emergency line is answered 24 hours a day, every day.
We do the plumbing jobs a house needs most often: drains and sewer lines, water heaters, leaks and burst pipes, fixtures, repiping and installations. The service list shows each one.
How we price work
You hear a clear price before work starts. If the pipe or the heater shows us something unexpected once it is open, we stop and explain the change before we continue. Emergency and after-hours work is priced differently from scheduled daytime work, and the dispatcher tells you that on the phone.
Standards we work to
California Health and Safety Code section 19211 requires water heaters to be braced, anchored or strapped, and we strap every unit we set. We follow the California Plumbing Code, pull permits where the City of Saratoga or the Town of Los Gatos requires them and schedule the inspections. For gas, we send you to 911 and PG&E first whenever there is a smell of gas.
How to verify a plumber
California licenses plumbing contractors through the Contractors State License Board, and plumbing work falls under the C-36 classification. The CSLB website lets you look up any license by number, check that it is active and see its bond and any complaints. Ask any plumber for a license number before work begins, including us.
What happens when you call
A dispatcher answers, asks for your address and ZIP code and asks what you see, hear or smell. If water is running, they walk you through closing the main valve. If gas is involved, they send you to 911 and PG&E first. Then they book the visit and tell you what to expect.
At the house, the plumber finds the cause before talking price. You hear the price before work starts. If the pipe shows something different once opened, the plumber stops and explains. After the repair, the work is tested, and you get an explanation of what was done and what to watch for.
The area we know
Saratoga sits at the edge of the Santa Cruz Mountains foothills. Streets range from flat valley blocks to wooded hillsides, and houses range from older buildings in the Village along Big Basin Way to newer homes in the Golden Triangle. That mix shapes our work. Older homes bring galvanized supply lines and clay drains. Hillside lots bring long laterals, roots and high water pressure.
San Jose Water Company supplies most Saratoga homes, and its groundwater runs roughly three times harder than Valley Water imported supply, which affects heaters and fixtures. West Valley Sanitation District serves part of the city, according to the Santa Clara County LAFCO service review. We know where those lines fall, and we explain which agency to call when a problem sits in the public system.
Services in one place
Our work covers drain cleaning, water heater repair and replacement, leak detection, burst pipe repair, sewer work, repiping, fixtures and commercial plumbing. Emergency services are answered around the clock. Planned jobs like installations are scheduled during the day.
Licensing, insurance and bonds
Plumbing work in California above the small-job limit requires a contractor license from the Contractors State License Board. The license record on the CSLB site shows the classification, the status and the bond on file. Workers compensation coverage is shown there as well. We encourage every customer to look up any contractor, ours included, before work starts.
Questions before you book?
Call the 24/7 line or email. A person answers.
Repair or replace: how we decide
Our rule is to compare what the fix costs with what it buys you. A new thermostat on a young water heater is easy to justify. The same repair on a tank near the end of its life is often money spent twice. A single pinhole in an otherwise healthy pipe is a spot repair. A third pinhole in a year points toward repiping. We explain both prices and let you choose.
The same logic applies to drains and sewer lines. A cable restores flow, but a line that keeps clogging needs a camera and, if the pipe is damaged, a repair. We would rather show you the footage and explain than sell you a cleaning every few months.
What we do not do
We do not promise a fixed arrival window, because traffic, weather and call volume change it. We do not quote before we know what is wrong. We do not push replacement when a repair will serve you well. If you want a second opinion, call, and we will give you ours.
